L&T Raintree Boulevard Review

 

L&T; Raintree Boulevard as you can assume from the name is from the realty arm of the $20 Billion construction conglomerate Larsen & Toubro. They have an excellent track record with the projects they have delivered in Chennai, Mumbai and Bangalore so far. You can fully rely on their technology expertise and ability to execute large projects with great success. The L&T; Raintree Boulevard project is in good hands.

All homes at L&T; Raintree Boulevard will have Vitrified flooring for the house. Master Bedroom will have wooden flooring. Kitchen will have Matt finished tiles. Bathrooms and Balconies will have anti-skid tiles.

L&T; Raintree Boulevard has very nice arrangement of floor plans. See floor plans in Property Details section below. Every Kitchen here comes with a separate store room as standard. Utility is also placed thoughtfully right by the kitchen. Every home also comes with a puja room. The balconies are large (14 feet wide). 3 Bedroom plans come with 2 balconies and 2 Bedroom plans with 1 balcony but both of the same size. Master bedroom size in all plans is a decent 11.5×14. Kitchens are about 10 feet wide. Overall the floor plans at L&T; Raintree Boulevard are designed for both functionality and comfort in the concept.

L&T; Raintree Boulevard is coming up in a 65 acre land parcel right in the city, just about 3 kms from hebbal flyover right before the 1000 acre UAS campus. In addition L&T; is not planning to use all the 65 acres for this development which means there will be plenty of open space. This means lot of fresh air for the L&T; Raintree Boulevard residents from the UAS campus.

L&T; Raintree Boulevard is in North Bangalore the fastest growing area in Bangalore. It is the perfect area to invest. Apart from Bhartiya City no other project in this area is coming up with a land parcel that is as huge as L&T; Raintree Boulevard. The project has only has 11 towers for 65 acres of land which is great. L&T; Raintree Boulevard is close to very nice schools including several international schools. Some schools in the area are Delhi Public School, Ryan International, Canadian International School, Jain Heritage School, Cauvery International School etc. There is no shortage of good schools in this area and most are within the 5 kilometer range.

Excellent medical facilities near L&T; Raintree Boulevard. Some popular ones are Columbia Asia Hospital, Kaveri Hospital and Narayana Nethralaya. These hospitals are literally within 3 kilometers from the property.

Excellent accessibility. L&T; Raintree Boulevard is on the road to the International Airport. The Elevated Expressway to the airport is just about 1 km away. There will also be metro connectivity in Metro Phase 2A. The strategic location of L&T; Raintree Boulevard has meant tremendous growth in this area both in terms of facilities and appreciation.

L&T; Raintree Boulevard has all the usual luxury amenities that you would expect from a project of this scale. They have an Azure swimming pool accompanied with a kids pool, a luxurious club house with indoor games and gymnasium, a large amphitheatre, kids play area, a senior citizens corner etc. They also have cycling and jogging tracks and beautifully landscaped garden areas. In addition to this L&T; Raintree Boulevard will have a traffic free setup so kids and elderly can play and walk around safely.
Negatives

L&T; Raintree Boulevard prices seem higher compared to Bhartiya City. The property has been priced on par with some of the luxury properties in the area like RMZ Latitude. While there is some justification in that the location is definitely better than Bhartiya City and RMZ Latitude you should compare between these properties before making a decision or just use the ‘Ask a Question’ button below and we can help. How is this location better? RMZ Latitude is in a good area but does not have a 1000 acre development free land full of trees next to it. Bhartiya City is not on the International Airport road but is very close however. So the L&T; Raintree Boulevard property wins in terms of location but is priced higher.

L&T; Raintree Boulevard occupies approximately about half or a little more than half of the 65 acres land. The rest is earmarked for future development. So this could be a good or bad thing depending on what comes up there. If a Mall comes up, then your property prices will immediately appreciate which will be awesome. If the land is used for more apartment blocks, it could mean more people and a construction project next to you.

The L&T; Raintree Boulevard project will have about 600 or so apartments in a land area of about 65 acres. the big plus of this project is the location. It is right before the 1000 acre University of Agricultural Sciences campus which is full of trees. The floor plans are nice and well planned. The project has good amenities and a nice master plan. The Builder is super reliable given L&T;’s past track record. There are many things going great for this project. The only sticking point is the price. We do feel that it is on the higher side even though the project certainly has its advantages. Resale value will not be an issue for these homes due to the builder’s name and all the reasons mentioned above in addition to the general high demand in the area for homes. They are one of the top builders in India. This project is special for them because this is built not just for the public but also for their own employees. So a portion of homes in this development will be reserved for their employees. Given their excellent track record we are rating the builder for L&T Raintree Boulevard at 9.5. The only other builder we have rated this high so far is Shapoorji Palonji Co who are the builders of Ozone Urbana.
PRICE ” L&T Raintree Boulevard ReviewWe feel that L&T Raintree Boulevard is priced higher than market rates. As mentioned earlier in the negatives section the properties to compare with are RMZ Latitude, RMZ Galleria and Bhartiya City. The location of this project is great and cannot be beat by most projects. So a small increase in price would be justified but we feel the price point that this project is coming in is higher than what we expected it to be. Please refer to the floor plans in the Property Details section below. The 4 bedroom plans are not available yet and most likely some more floor plans will be released in the future. But from what we see right now, it seems like they have better plans than most competing projects in the area. The bedroom sizes are decent. The home comes with a separate storage area for the Kitchen. The placement of the utility area by the kitchen is perfect. Small details like this is what will make this home both functional and comfortable. We also liked that the master bedroom will have wooden flooring as standard. This property deserves a rating above 9 but due to the fact that the Kitchen does not come with vitrified tiles we are lowering their rating to 8.1 which is still a good rating.Get Floor Plans By EmailLOCATION ” L&T Raintree Boulevard ReviewLocation is the best part of L&T Raintree Boulevard. It is situated right before the 1000 acre UAS campus which is full of trees. The property has direct access to NH-7 which is the road to the International Airport. The area has some of the best schools. There are a great choice of international schools as well. Schools like Ryan International, DPS, Vidyashilp, Jain International are all within the 5 kilometer range. The area also has some great hospitals like the Narayana Nethralaya, the Columbia Asia hospital and Cauvery hospital all near Hebbal flyover which is about 2 kilometers from here. There are a tonne of awesome restaurants in and near Sahakar Nagar which is about 2 kilometers from the project site. In addition this location is also a fast appreciating area. We give this location an excellent rating of 9.1
AMENITIES ” L&T Raintree Boulevard ReviewL&T Raintree Boulevard gets a slightly lower rating of 7.5 for amenities. This project has all the usual luxury amenities you would expect from a project like this. They have amenities like swimming pool, club house, amphitheatre, jogging tracks, landscaped area etc. The lower rating is only due to the fact that the full list is not yet available. We will be updating this rating appropriately when we have the full list available. Until then 7.5 should do.
SPECIFICATIONS ” L&T Raintree Boulevard ReviewL&T Raintree Boulevard specifications are comparable to most competing projects in the area but are not high end. The materials in the house are good like vitrified flooring for the entire house but kitchen. We have already given them a lower rating for floor plans earlier for this reason so we will not double dip them here. We liked the the fact that each tower will have 2 passenger lifts and an additional service lift which is always good to reduce waiting time. They have split A/C provision in all bedrooms, living and kitchen so that you don’t need to break the wall for this in future in case you decide to install A/C. We liked that the master bedroom will have laminated wooden floors as standard. Common area specifications are also very decent. We are giving them a good rating of 8.2 for specifications.
APPRECIATION POTENTIAL ” L&T Raintree Boulevard ReviewNorth Bangalore is a highly appreciating area right now due to the proximity to the International Airport. A lot of development in the area has happened in this area in the last 10 years and the trend is expected to continue since demand in this area has been increasing continuously. Also the location of L&T Raintree Boulevard being so close to UAS campus makes this a even more desirable property in future, especially with the pollution levels in the city increasing. Even though the appreciation potential is high in this area we are lowering the rating for appreciation potential due to the higher entry price. We are giving them a rating of 7.9. We do think this property will appreciate very well in the long run but will need to first catch up with the market rates before that.
